The universal culture of Modernity has spread to all major cities. Dense urban housing blocks prospered as they were praised as new way of modern life both in American and European cities around postwar era. More recently, they also became a target of slum or ghetto around the periphery of the city. While the Western world has changed the discourse in housing design and policy to investigate alternative ways of urbanization, residential tower blocks in many Asian cities have been blooming vigorously. For example, in Korea 60% of total population lives in the tower blocks and already half of them are old enough to consider reconstruction or remodeling. Recent governmental policy approves the total reconstruction of apartment housing even though there is no structural problem. In 2-5 years, more than 1,000,000 units will be eligible to implement total reconstruction, and in 7-10 years, 2,000,000 additional units will be eligible to be replaced according to the Ministry of Land, Infrastructure and Transport, Korea. Without social, urban and sustainable consideration, it is understood that only destruction of thirty-year-old building and constructing new apartments is fast way to create better economic value with contemporary lifestyle. Despite the conflicting context in Western and Asian cities, the question remains the same. Witnessing the decline and crisis of residential towers, how should we revitalize them toward the fundamental sustainability of residential culture?
P-A-R-T, Prefabricated Apartment Remodeling Type, suggests new dimension of sustainability and economic efficiency by revitalizing the tower blocks and extending their life. The short life span of housing block is not derived from the failure of structure or system, but from social and cultural complications in the urban scale. P-A-R-T adds only about 16 square meters per unit and its impact is tremendous in economic, social and sustainable aspects.
P-A-R-T opens up new possibilities with its cost efficiency and reduced construction time in residential construction industry. While typical reconstruction takes 4-5 years and remodeling takes at least 3-6 month, P-A-R-T delivers the module from the factory and install the connection while residents stay and reside in their home, which stabilize the various programs in the neighborhood, preventing slumification.
P-A-R-T provides user oriented space needs in contemporary lifestyle setting. Customers can select from the brochure that illustrates diverse program modules such as extended living room, office, kid’s play area, library or studio. Also, the double height module can connect two stacked units transforming them into two story apartment. This module can be integral to aged cities where two separate, still connected, units are needed for privacy.
P-A-R-T allows urbanistic and architectural innovation creating new city image. The ‘part to whole’ system is initiated by user’s need and aggregates to the unique whole. The geometry of the base module integrated with diagonal bracing reinforces the structural stability when it stacks. At the end of the day, stacked species provide special urban image differentiated from others.
