Responding to Hyderabad’s composite climate—characterised by intense solar exposure, high summer temperatures the architectural design adopts a climate-conscious and performance-driven approach. World-class amenities are thoughtfully integrated within the lower levels of the building, forming a shaded and thermally protected podium that reduces direct heat gain while fostering community interaction.

A defining feature of the façade is the strategic use of Jaali (traditional Indian perforated screens), reinterpreted through a contemporary architectural language. These jaalis are not merely ornamental but are carefully calibrated based on solar orientation and environmental simulation studies. By filtering harsh sunlight and reducing glare, they allow soft, diffused daylight to penetrate interior spaces, significantly improving visual comfort. This integration of traditional wisdom with modern technology results in a façade that is both environmentally responsive and visually distinctive.

Above this climate-responsive base rise 49 levels of expansive residential units, each a luxurious 4BHK of approximately 8,000 sq. ft. Every floor accommodates just two residences, ensuring exclusivity, privacy, and reduced density. The planning emphasises spatial generosity, with layouts designed to maximise natural light, ventilation, and uninterrupted panoramic views. Carefully positioned openings and orientations ensure that each residence benefits from optimal daylight while maintaining thermal comfort.

A key experiential highlight of ‘99’ is its strong visual and spatial relationship with the adjacent lake. The presence of the water body introduces a sense of tranquillity and openness, acting as a natural counterbalance to the density of the surrounding urban fabric. The lake becomes more than a visual feature—it serves as a psychological anchor, offering residents a constant connection to a serene, effectively creating a “nature’s paradise in the sky.

Complementing these views are expansive wrap-around balconies that function as extended living decks. These decks blur the threshold between interior and exterior spaces, encouraging a seamless indoor-outdoor lifestyle. From these vantage points, residents can simultaneously engage with the calm expanse of the lake and the evolving Hyderabad skyline beyond. Whether experiencing the softness of morning light, dramatic sunsets reflecting off the water, or the vibrancy of the illuminated city at night, these balconies significantly enhance the sensory and spatial experience of living at height.

Further elevating the project’s exclusivity, premium amenities are located on the terrace levels, culminating in a helipad that crowns the tower. Standing at an impressive height of 226 metres, ‘99’ emerges not only as a symbol of ultra-modern luxury but also as an architectural statement that harmoniously blends climatic responsiveness, contextual sensitivity, and aspirational living.
