Jinwan Huafa International Business Center(IBC) is a new landmark development of the Jinwan Aviation City in the coastal city of Zhuhai, China. Located at a prime waterfront site, the 172,000sqm development is comprised of hotel, office, serviced apartment and retail spaces in 2 high-rise towers atop a sculpted 4-storey podium.The IBC stands as a focal point and dynamic gateway of the district, drawing visitors from all directions of the city to help activate the entire area.

The project sits within the new 3.8 sqkm Jinwan Aviation City masterplan, which offers a mix of residential, cultural, civic, commercial, and retail facilities to serve the needs of the emerging communities within the new city. Each component is set surrounding a new lake at the centre of the site, introducing an opportunity to activate the district with public green space and waterfront activities. The signature development will serve as a catalyst of growth as well as a new focal point for the district while characterizing the architectural language referenced within the entire masterplan.
Referencing the aerodynamic forms of flight, the elegant twin towers resemble a pair of aircraft wings. The towers are both symmetrical about a vertical axis with the soft elliptical form at each end to create an elegant profile against the sky. The building form resists the typical commercially driven design approach which suggest a consistent floor plate. Instead, it plays with change and regularity on the floor plates to achieve an efficient planning envelope conducive to office, hotel and apartment functions.
Marriott Hotel occupies the lower section of the 210m main tower, with a portion of the hotel amenities placed within the shared podium. The Grade-A office space sits above the hotel, while the 140m serviced apartment tower is providing 512 apartments units in 4 types.
The podium rooftops, terraces and balconies also provide multiple spectacular vantage points for visitors and offers opportunities for al fresco dining. These semi-open spaces are serving as an extension of the interior retail space while encouraging visitors to interact and connect with the public green space along the waterfront.
The two towers are oriented to maximize views toward the waterfront and public park on either side. The towers, standing in strong dialogue with each other, complement to the district’s notable north-south axis, framing views and drawing wind through the centre of the site. The glass curtain wall of the main tower captures the dynamic hues of the sunlight throughout the day and activates the entire area with integrated LED lighting after dark.
Breaking away from the conventional form of enclosed boxes, the shared retail podium is a series of carved volumes, which defines the external pedestrian retail streets permeating from the north arrival plaza through to the lakefront in the south, linking the pedestrian realm through the wider masterplan.
IBC is a unified statement of the ongoing transition of the Jinwan Aviation City, creating a dynamic gateway for the area as well as an animated public space welcoming visitors from adjacent communities and beyond.
