The Gateway at Wynwood is a mix-use building project located in Wynwood Arts
District in Miami, Florida. The neighborhood, formerly known as an industrial
warehouse  area  has  dramatically  changed  over  the  last  ten  years,  from
abandoned warehouses to hip artist studios, restaurants, cafes, late-night lounges
and more distinctively its street art by some of the world’s best-known street artists
found throughout the facades of the neighborhood. The Gateway at Wynwood
sits on North Miami Avenue, a major thoroughfare that connects it to Midtown, a
new development two blocks North with many new residential buildings.

In the last few years, the east side of the city of Miami has grown tremendously,
with many new high rise residential buildings. The primary objective is to bring a
much needed flexible workspace to Wynwood and surrounding neighborhoods.
A fresh design inside out with all accommodations and ambiance of a class A-
building.

The Gateway at Wynwood is 12 floors of commercial and office space. The overall
design is a modern building where the mass is broken down by sliding floor plates
wraparound by a façade system in the lower six floors, creating movement
between  the  different  levels.

The  facade  system  designed  with  glazing, perforated aluminum metal mesh, and a vertically placed aluminum fin framing system generates a lively front as the building is approached. This sun shading system or louvers are vertical projections rhythmically set resembling a dancing front where pieces of art are displayed to create a whole picture.

The Gateway at Wynwood offers tenants ready to move-in spaces in a class A-
building. With a modern urban feel, this flexible office spaces have been designed
with a flair of the arts district while maintaining an overall neutral look and feel to
harmonize with any brand palette; making them perfect for accommodating any
tenant.
